Periodic Tenancies: All tenancies are now periodic (rolling contracts), allowing tenants to end their tenancy with two months’ notice, providing more flexibility to move.

Decent Homes Standard: Landlords must ensure properties meet a mandatory Decent Homes Standard, guaranteeing safe, healthy, and well-maintained homes.
Pet-Friendly Policies: Landlords can no longer unreasonably refuse pets. Tenants can request to keep pets, and landlords must respond within a reasonable timeframe, with refusals requiring justifiable grounds.
New Ombudsman Service: A Private Rented Sector Ombudsman has been established to resolve disputes between tenants and landlords efficiently and fairly.

Valid Grounds for Possession: Landlords can regain their property using specified grounds, such as intending to sell, moving in themselves or family, or addressing tenant breaches like anti-social behaviour.
Enhanced Local Authority Powers: Councils have increased authority to enforce standards, with stronger penalties for rogue landlords who fail to comply with regulations.
Property Portal: A new mandatory Property Portal (replacing the proposed landlord database) requires landlords to register their properties, promoting transparency and ensuring compliance with standards.
Streamlined Court Processes: The court system for possession claims has been digitised and prioritised, reducing delays and improving efficiency for legitimate claims.
