The benefit to using Garton Jones in our “specialist” developments is because we will be able to accurately value your own property, off the back of multiple sales and rentals on other comparable apartments in the block, we have a good relationship with the building management companies, which helps with the progression of sales, we are known to the concierge who will always give a good reference and we will have faced most obstacles, good and bad, that will help us to successfully market your own property.
Our knowledge of most of these buildings often stems from back when they were first built or re-developed and will therefore be second to none. We can give buyers and tenants alike, confidence that we know what we are talking about and that we have had and will have, a long term link, to these developments.
As much as there are similarities with many of the developments in Central London, it’s rare any two are exactly the same. They will typically be run and managed differently and as such having an estate agent that knows a development inside out, can often be the difference between a sale or rental being agreed without disruption and delay.

This service applies to landlords who wish to let their property but will manage their own property for the duration of the tenancy.
For example, if the rent is £100 per month the fee would be £9.60 per month
Let only and rent collect: 12% inc VAT
This service is the same as the letting only although the rent will be paid to Garton Jones and we will pay it over to the landlord.
For example, if the rent is £100 per month the fee would be £12 per month
Management Service: 14.40% inc VAT
This service is for landlords who wish for Garton Jones to manage their property. Our expert management team will deal with all repairs and problems that may arise during the tenancy.
For example, if the rent is £100 per month the fee would be £14.40 per month
Tenancy Agreement: £120 (inc VAT)
For drawing up a Tenancy Agreement at the start of a new tenancy
TDS Registration fee £24 (inc VAT)
Fee for registering tenants deposit
Check in and Inventory Report: £138 - £290 (inc VAT)
This will be done at the start of a new tenancy by a third party clerk. Please note price is subject to change and determined by the size of the property.
Vacant Management: £120 (inc VAT)
We will deal with the management of the property whilst the property is vacant and being remarketed.
Copy documents: £50 (inc VAT)
For the supply of a document that has previously been provided.
Renewal Tenancy Agreement: £60 (inc VAT)
For drawing up the renewal Tenancy Agreement
Waiting at a property: £70 (inc vat) per hour
Awaiting deliveries or attending with contractors
We will take a holding deposit which is equivalent to 1 weeks rent, this will ensure that we cease marketing and that the property is placed under offer.
Referencing Fee: £60 (inc VAT) per tenant/Guarantor
Referencing includes Credit check, Affordability check, Residency information (background check on where they have previously lived), previous Landlord reference and employer reference.
Company Referencing Fee: £120 (inc VAT)
